What is included in an architectural project?

Before starting any project, I always provide clients with the following list of included services and deliverables.

 

1. Pre-Design Stage (Avantprojecte)

  • Review of applicable regulations and codes
  • Site and context analysis
  • Development of the project concept

 

2. Schematic Design (Projecte Bàsic)

  • Preparation of general drawing documentation (plans, elevations, sections, etc.)
  • Development of exterior, interior, and landscape design concepts
  • Selection of finishing materials, plumbing fixtures, lighting, and technical equipment
  • 3D project model and visualizations
  • Preparation of the project description report (Memoria Descriptiva)
  • Submission of project documentation to the city administration

 

3. Technical Design (Projecte d’Execució)

  • Technical and detailed drawings
  • Energy efficiency calculations (Projecte d’Energètica)
  • Health and safety study and documentation (Estudi de Seguretat i Salut)
  • Bills of quantities for works, materials, and equipment (Mediciones)
  • Technical construction report (Memoria Constructiva)
  • Official approval/stamping of the project by the Architects’ Association
  • (architect’s insurance and professional liability are valid for 10 years)
  • Submission of the full project documentation to the city administration for final approval and building permit issuance

 

4. Structural Design (Càlculs d’Estructura)

  • Prepared jointly by the structural engineer and architect
  • Structural load and material resistance calculations
  • Structural drawings
  • Structural design report

 

5. Engineering Design (Càlculs d’Enginyeria)

  • Prepared jointly by the engineer and architect
  • Calculations for electrical systems, HVAC, heating, water supply, drainage, and related systems
  • Engineering drawings
  • Engineering design report

 

6. Architectural Site Supervision (Direcció d’Obres)

  • Regular architect site visits during construction
  • Technical compliance certificate and completion certificate
  • Registration of the energy performance certificate

 

Before construction begins, a technical architect joins the process and provides:

  • Regular site visits to monitor construction methods and compliance
  • Approval and registration of technical supervision documentation with the Technical Architects’ Association (insurance and professional liability are valid for 10 years).
